First AI-enabled handover solution that:
- Takes the admin out of handover, with AI for naming, tagging, classification and instant answers
- Provides a live visibility dashboard for tracking project and package progress
- Delivers one intelligent building record that clients can query for instant answers
London, UK – 2nd November 2026: Zutec, the UK and Ireland’s leading
construction and property tech provider and No. 1 in Digital Handover delivery,
today announced the launch of Zutec Handover AI, the first AI-enabled handover solution designed to transform
how main contractors deliver construction handover. Drawing on more than
25 years of handover experience, data from over 5,000 projects and extensive
customer research to understand pain points, Zutec Handover AI has been built to tackle
longstanding challenges, combining
AI-enabled processes, specialist human support and real-time project
visibility to ensure handover is built better from the project start.
Zutec’s own research has shown handover remains one of construction’s most persistent headaches, with supply chain chasing, receiving incorrect or incomplete information, slow responses, and limited visibility often coming up as repeated challenges from main contractors. As document volumes rise due to changing regulation and building complexity, project teams can spend hours on admin, reviewing files and maintaining Excel trackers, often without a reliable view of what is complete, what is missing or what needs action. The result can be a last-minute scramble at practical completion, delayed sign-off and clients left searching through thousands of documents to find the information they need.
Developed in close collaboration with contractor customers, Zutec Handover AI transforms this process by automating repetitive tasks and taking the administrative burden off project teams. Subcontractors upload documents directly into the platform using guided templates or drag-and-drop functionality, while Zutec’s specialist team chases submissions and quality-checks information within 48 hours of them being uploaded. AI then does the heavy lifting by automatically classifying, naming and tagging documents, while a chatbot provides insight on the information project teams need.
““For more than 25 years, we’ve been at the forefront of digital handover, so we know exactly where the process can break down. To overcome repeated challenges, we’ve listened to what our customers’ need and built the first AI-enabled handover solution to take the admin out of handover, giving project teams less chasing, greater visibility and better outcomes where they spend more time on getting projects over the line, all while delivering an intelligent Building Manual at the end.””
Emily Hopson-Hill, Chief AI and Product Officer at Zutec, added “What sets us apart is our data. With insight from more than 5,000 handover projects, Zutec has a depth of real-world handover knowledge that generic AI simply cannot replicate. We’re turning that experience into a fundamentally better way to deliver handover, enabled by AI, and backed by our expertise.”
Handover built better, with AI.
With Zutec handover AI, project teams get a clearer view of handover progress and risk as practical completion approaches. Instead of reconstructing status from emails and spreadsheets, dashboards within the platform provide live visibility and tracking at both project and portfolio level, showing what has been submitted, what is outstanding, what is completed and where action is needed. This helps teams focus attention where it matters most and keep the project moving towards sign-off. It is easy to review, approve or return information through an automated and structured workflow, with comments, tasks, and an audit trail in one place. For project teams, that means less chasing and greater certainty ahead of practical completion.
““Having a live view of submissions, task lists and outstanding information on a dashboard gives the project team much greater certainty and control. The dashboard gives you a project completion percentage, a running activity log, items for me to review and a delivery progress with percentage to name a few. The dashboard also gives me a quick idea of the health of the project and helps with reporting. The support of AI to name and tag documents in a consistent, structured way also helps reduce the administrative burden.” said Jet Maal, Senior Technical Coordinator at Main Contractor Mount Anvil.”
“The process is much simpler from our side. We know exactly what information is required, where to submit it and what happens next. Being able to see the status of our submissions also means we spend less time chasing for updates and more time getting the information right,” said Thalia Rothwell, Quality Engineer at Subcontractor, William Hare Limited.
Compliance and intelligence now built into the record: More included for the same pri
Zutec Handover AI includes Building Manual exports, structured Building Safety Act and Regulation 38 packages, compliance templates and dashboards. The Asset Register, Reg 38 and Fire and Emergency Files, BREEAM and Logbook capabilities are now included in the core solution, which were optional add-ons before, giving main contractors more capability and value without increasing the cost of handover.
The result is a more complete handover. An intelligent building record can be carried into operation with Building AI – Powered by Zutec, allowing clients and asset teams to ask questions in plain language and receive answers sourced and cited back to the underlying building documentation, rather than searching manually through folders of PDFs.
For project teams, Zutec Handover AI removes the manual work that gets in the way of completion with handover built better ready for clients at project closeout.
