What is Digital Handover?
Digital Handover covers all the information required to manage an asset, and includes but is not limited to, O&M (Operations & Maintenance) Manuals, Health & Safety Files and Fire & Emergency Files (FEF). All this forms the Building Manual and includes contractual requirements like the Health & Safety Files which the HSE need to be notified on.
Who does Digital Handover apply to?

What is Gateway 3 Management?
Occurring at the completion/final certificate stage of a build, Gateway 3 is a requirement of the Building Safety Act 2022 and refers to stop/go point in the handover process, where building control approval must be obtained from the Building Safety Regulator (BSR) before registering and commencing occupation of a higher-risk residential building (HRRB). This means preparing a Gateway 3 application for submission to the Building Safety Regulator (BSR), to ensure that the building work complies with building regulations requirements to provide assurance that buildings are safe to occupy, and potential risks have been identified and mitigated. Once approved by the BSR, a completion certificate is issued so that the HRRB can be registered with the regulator, and key building information provided to the BSR so it can be occupied. This information must be digital and available to principal accountable person (PAP) to manage building safety risks, ensuring they have accurate, up to date, and good quality information on the building to control risk and make decisions. Today handover information can be captured in many forms and multiple systems. Having a dedicated platform to manage this information in structured templates, so information is in one place and accessible by those that need it – such as the regulator and PAP.
