Keep an up-to-date golden thread of information throughout a building’s lifecycle

The Building Safety Act required you to maintain a golden thread of information and an audit trail throughout the entire life cycle of your Higher-Risk Residential Buildings (HRRBs). By ensuring transparency from the planning stage through construction, occupation, and operations you can make sure it's readily available to key stakeholders such as the Building Safety Regulator, residents, and emergency services.

Ensure all your in-use building information is at your fingertips

In most cases, building information is siloed electronically, offline, and even on paper and when you have multiple buildings, it can also differ in quality and completeness. It's hard to understand risks and demonstrate compliance without one source of digital information.

With Zutec you can prevent fragmentation of information, communication, and coordination among stakeholders.

All your asset portfolio data in one place

The Building Safety Act, as well as additional changes to Fire Safety regulations, require asset owners to have comprehensive documentation, not just on new builds, but also on existing buildings.

Zutec’s standardised approach makes it easy to digitise and structure HRRB documentation for your UK property portfolio so you can deliver Key Building Information and Safety Case Reports to the Regulator on time, every time.

FAQs

Still Have Questions?

Why can’t I just keep traditional paper copies of my building information?
Storing paper-based documentation of your building information is cumbersome when you could have a porta cabin full of archive boxes. At the same time, it makes it incredibly difficult to find and update information. Going digital is particularly important for higher-rise buildings where under the Building Safety Act 2022, dutyholders are required to keep an up-to-date record of structural and fire safety information online.
I’m happy with a USB stick, why do I need to host it online?
An offline copy is a good back-up option, but tends to be impractical for day-to-day use, as it is not straight forward to circulate information. A USB can get lost, and it is difficult to give multiple users access. Zutec High-Risk Building Compliance also comes with a dashboard so you can retain the user-friendly navigation of documentation.
Can I use my own document management system instead?
O&Ms and structural and fire safety information in Zutec have smart metadata tags to allow easy filtering of information, plus search tools to make finding what you are looking for simple. By taking a documents-only export the metadata will be lost making the information difficult to find. Zutec also offers the ability to add an Asset Register, giving you a summary of what items need maintenance.
